WHAT IS BIM?
BIM (Building Information
Modelling) is an integrated software-based operational METHOD which supports the integration of all construction project “information” into a single digital model that comprises all relevant dimensional, aesthetic, technical, typological and computational parameters, as well as pertinent documents and plant specifications. This enables a construction activity to be controlled, monitored and analysed throughout the project’s life cycle, from the design phase, throughout the construction work, to structure demolition and recovery of reusable materials.
WHY ADOPT BIM?
The adoption of BIM methodology for project development is increasingly requested and, indeed, frequently mandatory; the Council of Ministers’ definitive approval of the Procurement Code reform bill will soon decree the full digitalisation of public investment and procurement contract life cycles. By adopting BIM with a structured approach, internal design and project management processes can be optimised, ensuring a reduction in inconsistencies, costs and lead times.
At OWAC, digital modelling is now firmly embedded in our working practices. Several years ago, we incorporated BIM methodology into our workflow, as later did the public administration authorities (led by Agenzia del Demanio – the State Property Office); more recently, NRRP projects have contributed to disseminating the BIM lexicon in public procurement tenders for design tenders. Today’s objective for Public Administration bodies is to have all activities managed through interoperable IT platforms, bringing together all information in native format on a single portal managed by the Anti-Corruption Authority; it will therefore be imperative to use the BIM methodology. Thanks to an open project-sharing platform and the collaborative design method, everyone involved has the tools they need to plan, design and build more efficiently by reducing problematic interferences during the design phase. The use and combination of multiple technologies, such as the use of DRONES in the survey and monitoring phases and the adoption of review techniques based on VIRTUAL REALITY and AUGMENTED REALITY tools together with inherent BIM capabilities, such as the vigilance over and management of on-site interferences (clash detection) and document inconsistencies (code checking) enable the streamlining of contract management with consequent reduction of indeterminacy margins and reliable, timely assessments of required analytic actions.
